I. ROUTINE ORGANIZATION
The meeting was called to 6rder by Chairman Norton at 7:30 P.M.
A. ROLL CALL
Present: Co~issioners Cowley, Crisp, Kellum, McFall, O~Rorke, Norton
and Wright.
Absent: . None
B. MINUTES
Co:.~missioner McFall mo~cd, seconded by Com~nissioner Wright, that the
reading of the minutes ~of May 10, 1965 be w~ived and that the minutes
be approved as submitted; motion carried unanimously.
Ii. PUBL/~C HEARINGS
The Chairnmn declared public hearings open for the evening at 7:32 P.M.
A. C-83 - Hamilton Development Corporation, Pierce Road - Request for
Change of Zoning from "R-i-40,000" (Single Family Residential)
to "2-1-40,000 P-C" (Single Family Residential Planned Community)

The Secretary briefly r'eviewed this application and stated that no
co~-zunicaEion had been filed.
Ii~. Jim Cole wa's present to represent the applicant and stated that he
had brought a model shdwing contour of the land and planned clustering.
On the basis of a reque'st from Co~issioner Crisp, Chairman Norton
deferred inspecEion of ~this model until the application of SD-569
under Subdivisions and Building Sites.
'..~.7. Robert Walker and Mr. Burnerr, both of Surrey Lane, spoke in
opposition of the subject change of zoning.
After discussion Chairman Morton directed C-83 continued until the
next regular meeting and closed this hearing at 7:39 P.M.

that a Notice of Hearing had been published and read a letter filed by
applicant.

conzurrence of the Subdivision Coz~nittce, Chain~n Norton deferred
further discussion of this matcer until time of hearing for subdivi-
sion application SD-5.67 and closed the hearing for C-85 at 7:43 P.M.
until the next regular r~. cuing% on June 14, 1965.

m~eting on June 14, 1965 and closed this hearing at 7:50 P.M.
D. EP-f%0 - Church of the Ascension, Prospect Avenue - Request for Use Permit
for Church and School
The public hearing on ~-80 ~as opened at 7:51 P.M. The Secretary advised
1) a Notice of Hearing had been published and 2) no co~unications had
been filed.
The applicant, Father. Warnor, ~.ms present and explained 1) the school
would start off with six (6) grades with fifty (50) students in each
grade and perhaps add the seventh and eighth grades later and 2) the
church in its original state would be more of a hall type structure
unzil additional funds could be raised.

~. Pisano, the engineer, was present and stated that the school and
church would be located in the center of the site.
After further discussion, Chairman Norton directed UP-80 continued
until the meeting on June 14, 1965 and referred same to the Subdivi-
sion Committee for study and a report at that time.
E. UP-8! - Bryce W. Baker, Cox Avenue - Request for Use Permit for Nursery
School
The hearing on UP-81 was opened at 7:57 P.M. The Secretary advised that
Notices of Hearing had been mailed and briefly reviewed the application.
}~. and ~s. Baker were present and advised that their plans were more or
less the same with four classrooms with a maximum of twenty (20) children
per classroom and a m~ximum of ten (10) students per teacher. It
further ey4~!ained they plarmcd to have 1) a living area over the nursery
2) a two car garage and 3) some area for storage.
After discussion Chairman Norton closed this hearing on UP-81 at 8:02 P.M.
and directed it continued until the meeting on June 14, 1965 and referred
same to the Subdivision Co~m~ittee for study and a report at that time.
F. V-257 - Claire C. Goodwin, Sullivan Way - Request for Variance in connec-
tion with Required Front and Side Yard Setbacks
The public hearing on V-257 was opened at 8:03 P.M. The Secretary advised
that Notices of Hearing had been mailed and then read a communication from
G. C. McKinney, Canyon View Drive, stating that he was in favor of this
Variance.
The applicant was present to discuss this matter further with the Co~mnission.
b~. W. R. Swain, Wildwood Heights, was present and advised that he was in
opposition of this variance and filed a communication with the Secretary
from ~.~. Emil Kissel seating his opposition.
Dr. Everett Eden and Mr. Don Roberrs, neighbors of the applicant, were
present and stated that they opposed the Variance because they felt
1) the lot was large enough to put a house on it without varying from
the Ordinance 2) the Variance would decrease value of property and
3) would disrupt view.
After discussion, Chairman Norton directed V-257 continued until the
next regular meeting on June 14, 1965 and referred same to Variance
Conm~ittee for study and a report.

II. G. V-258 - Clay V. Bro~,m, Canyon View Drive ~ Request for Variance in
Connection with Required Front Yard Setback
The Secretary advised that Notices of Hearing had been mailed and
read a statement filed by applicant and a communication from ~.
Shannon Lightfoot advising he ~as in favor of this Variance.
~. Nzacber was present to speak for the applicant and stated that
~. Broom was not aware of the zoning laws at the time he purchased
this property.
~. Brown was present.and stated he was informed that the property
had Building Site Approval for 400 foot frontage.
~. Norm Cockshaw was'present and stated that he has no objections
to this Variance.
After discussion Chairman Norton directed V-258 continued until the
next regular meeting and referred it to the Variance Conmaittee for
study and a report.
IIi. SUBDIVISIONS AND BUILDING:SiTES
A. SDR-563 - Joe N. Ncville, Pierce Road - Building Site Approval -
3 Lots - Co~tinued from ~y 10~ 1965
The Secretary 1) read a co~aunication from the applicant requesting
an extension and 2) stated that the co~mmunication did not bear the
signature of the applicant.
On the basis of the foregoing Commissioner Crisp moved, seconded by
Co~nissioner Kellum, that the application be denied without prejudice.
Motion carried unanimously.
B. SD-567 - Loma Serena Development Company, Inc., Prospect Road - Sub-
division - 55 Lots
[~. Bill Heiss was present co represent the applicant.
After discussion it was che consensus of the Commission that they would
lik,~ ao meet with ~k'.ZHeiss on the afternoon of June 7, 1965, for further
discussion of this ap~iica~ion.
Chaic!nan Norton then directed $DR-567 continued until the next regular
m~eting.
C. £DR-568 - D. R. Monroe, Paul Avenue - Buildin~ Site Approval - 1 Lot
There was no one present to represent the applicant.

1 Lot
The applicant was not present.
Co;z.~issioner Crisp moved, seconded by Commissioner Kellum, that the Build-
ing Site Contmi¢tee Report of }M7 24, 1965 relative to SDR-571, ~hrvin H.
Quickerr, be adopted and that the tentative F~p ( Exhibit "~" filed ~y 14,
1965 ) be approved sub'ject.to the cohditions set forth in said Con~ittee
repute; motion carried, unanimously.
G. SD~1-572 - Hans Zwei~ Piedmont Road - Buildin5 Site Approval - 1 Lot
The applicant was not present.
Commissioner Crisp moved, seconded by Commissioner McFall, that the Build-
ing Site Cubittee Report of 1,~y 24, 1965 relative to SDR-5?2, t~ns J. Zweig,
be adopted and that the tentative ~p (Exhibit "A", filed b~y 24, 1965) be
approved subject to the conditions set forth in said report; motion carried
unanimous ly.

lqr. French, architect, was prosout to represent the applicant.
Cor.~missioner Cowiey advised that the Design Review Com~ittee had met
an~ found this site satisfactory.
After discussion Conmffssioner O~r~orke moved, seconded by Commissioner
Wright, that preliminary ~esign approval be granted A-180, !,iontessori
School on Norton Road; motion carried unanimously.
B. A-87 - California Steel Buildings, $aratoga-Sunnyvaie Road - Final
Design Approval - Revised Plans
The applicant requested this application be withdra~.
Ccnmffssioner O'Rorke moved, seconded by Comissioner Crisp, that the
request for withdrawal of A-87, California Steel Buildings, be grante~;
motion carried unanimously.
C. A-i72 - Dura Style Ho~s, inc., Cox Avenue - Final Design Approval -

The applicant was not present.
After review of the plans uhe Cor, t=ffssion questioned the garage facing
Cox Avenue, because of the unsightly situation on High~y 9 with ~he
garages being noticeable over the fence.
On the basis of a request from Com~issioner l~'ight, Chairman Norton
directed this matter 6ontinued until the next regular meeting and
referre~ same to the Design Review Ca~ittee for study and a report

Cor~ission~r K~llu~ gave a brief report on action taken at th~ City Council
meating on ~.~y !0, i965, ~i=h emphasis on items of interest to the Commission.

VI. STUDY of Storage and Refuse - Continued
After discussion the Chairman directed this m~tter left off of the ageride
until further notice and referred same to the General Plan Committee for
study.
Chairman Norton extended a welcome to Councilman Richard Drake and to }~s.
Dorothy Parker of the Good Govqrnment Group and expressed appreciation for
the coffee served by ~s. Parker at intermission.
Vii. OLD BUSINESS
A. Design Standards for Subdivision Homes - Continued from ~y t0, 1965
~. Jim O'Brien ~,~s present to discuss this matter with the Commission.
Co~issioner Cow!ey moved, seconded by Con~issioner O~Rorkc to adopt
the reco~-aended changes made by the Design Review Cosunittee Report
of April 26, 1965; motion carried unanimously.
B. Los Gatos Compaunity Theatre - Request for Sign
After discussion Chairr~n Norton 1) directed this m~t~er continued
2) referred it to Design Review Corf~ittce and 3) requested the Com-
mittee to contact the State Highway Department in the form of a form-
al com=Junication to see if they had any objection to this sign.
C. Resolution No. 114 - Relative to Time and Place of Planning Co~ission
Meetings
After discussion Cor~issioner Cowley moved, seconded by Commissioner
McFal! to adopt ResolutioQ No. 114 changing the meeting place of the
Planning Comnission to the new City Council Chambers on Fruitvale Ave-
nuc as of November 23, 1964; motion carried unanimously.

SDR-565 - Robert F. Piane~ Douglas ~ne - Request for Reconsidcration
After discussion Chairxm~n Norton directed this m~tter continued until
the next regular meetling since the Director of Public Works had been
unable to make a nece.ssary inspection relative to drainage in this
m~Eter.
SDR-400 - William McKinnon - Pierce Road - Request for Extension
The Secretary read a communication from 1~. R. J. Hunter requesting
an extension of six (6) months in connection with SDR-400.
ConLmissioner Crisp moved, seconded by Co~issioner Kellum, that a
extension of six (6) months from the present date of expiration. be
granted in connection with SDR-400; motion carried unan~ously.
