Planner Caldwell reminded the Commission of the issues brought up at
the 8/28/87 Planning Commission meeting and added that 42%, 31%, S2%
and S4% of the front, rear. rig'hi and left elevations roof profile
exceed 28 ft. in height.
Mr. Oakley, designer, presented revised plans showing a change in
the pitch of the roof from an8/12 pitch to a ?/12 pitch. and
reduction in the height of the home by decreasing the ceiling
heights. As a result, the length of %he front elevation roof line
that exceeded 28 ft. was decreased.
In general, the Committee was. pleased with the proposed revisions,
but felt that the home was too large for the lot and a reduction in
floor area was needed to reduce the perceived bulk of the home. The
Committee suggested that at a minimum, the "breezeway" between the
garage and studyshould be eliminated as a way to reduce the ?loot
area and the width of the home. ~ consensus was reached that the
applicant should reduce the square footage of the residence to
approximately 4~800 sq. ft. and'reduce the width of the home.

Mr. Oakley, designer, indicated that the only revision he made to
the plans was to install a small window along the left elevation at
the rear home. He explained that the roof pitch could not be
changed since it was already a't a 8/12 pitch. Mr. Oakley suggested
that flattening certain areas o~ the roof could result in a two-foot
reduction at points along specific elevations.
A discussion followed on how the height of a structure was measured.
Planner Caldwell explained th~t staff excluded basements or crawl
spaces when measuring the height. Mr. Oakley responded by saying
that his height calculations always included the crawl space. The
Committee reached a consensus that a decrease in the height of the
home was .necessary to reduce the perception of height and bulk and
agreed that the crawl space should always be included when measuring
the height of a home.
