Items for Discussion:
DR-87-141 Manor Estates, 12589 Manor Ct., request for design review approval for a
new 4,820 sq. ft. two-story single family home in the R-1-12,500 zoning
district per Chapter 15 of the City Code.
DR-87-142 Manor Estates, 12577 Manor Ct., request for design review approval for
a new 4,333 sq. ft. two-story single family home in the R-1-12,500
zoning district per Chapter 15 of the City Code.
DR-87-143 Manor Estates, 12554 Manor Ct., request for design review approval for
a new 4,193 sq. ft. two-story single family home in the R-1-12,500
zoning district per Chapter 15 of the City Code.
DR-87-144 Manor Estates, 12542 Manor Ct., request for design review approval for
a new 4,206 sq. ft. two-story single family home in the R-1-12,500
zoning district per Chapter 15 of the City Code.
DR-87-145 Manor Estates, 20511 Manor Ct., request for design review approval for
a new 3,927 sq. ft. two-story single family home in the R-1-12,500
zoning district per Chapter 15 of the City Code.
Planner Adar reviewed the Item and cited concerns expressed at the March 23rd Public Hearing
Mr. Steven Clark, Architect, commented as follows:
- Lots 4 and 5 had been redesigned; a street scape was presented for review
- Lot 4: Square footage had been reduced from about 4,000 sq. ft. to 3,880 sq. ft. with a 22
ft. 9 in height and a one story roof configuration
Lot 5: redesigned to a one story appearance with a two-story roof (use of rear dormers); the
two story structure was considered appropriate due to the location of an existing tree which
would act as a sound buffer. Project dimensions and design elements reviewed
Lot 3: No significant concerns were noted at the Public Hearing; no changes made.
Lot 2: No major changes; however, the house had been recessed as requested
- Lot 1: Vertical design elements and roof corner elements were eliminated; neighbor's
concerns regarding the proximity of the new house were addressed by redesigning the
roof/dolTller area
Mr. Richard Childress, President, Debeor Development, provided additional information.
Commissioner Siegfried felt that concerns had been addressed; he was favorable to the project.
Commissioner Harris remained concerned regarding the lack of a side yard in Lot 4; Mr. Clark
contrasted the various configurations for this lot and noted the existing tree to be preserved.

Chairwoman Guch felt that the redesign integrated Lot 5 into the development.
Commissioner Burger commented as follows:
Was not concerned about driveways off of Manor Dr; the 70 ft. distance from Saratoga-
Sunnyvale Rd. was cited .
- Was favorable to the opening up of the cul-de- sac
- Had been somewhat concerned regarding the proposed two story homes on Lots 1 and 4
Commissioner Harris remained concerned regarding Lot 1; while she favored the appearance
that the porches presented, she had concerns regarding the total square footage added by such.
Mr. Clark responded that the such was an enhancement reminiscent of the old time porches.
Commissioner Siegfried was favorable to the design for this lot; some mitigation would result
from the openness of the cul-de-sac.
A-801.1 Century 21 Realty, 14375 .Saratoga Ave., request for design review
approval of plans to install a 6 sq. ft. identification sign attached to the
building in the P-A zoning district per Chapter 15 of the City Code
Planner Calkins reviewed the Application and stated that per direction of the Commission, he
had contacted the Property Manager and All State Insurance Representative regarding this Item.
Mr. Tim Brighton, Applicant's Representative, reviewed the signage on the site and noted that
they would be coming back to the Commission as new tenants wished to add signs.
The City Attorney reviewed the applicable Ordinance requirements; he felt that the current
Application would have to be supplemented with a variance request.
Commissioner Siegfried noted that signage should relate to building size and expected uses.
Planner Calkins recommended a Sign Program for the building as a whole and cited benefits
resulting from such; Staff were available to meet with the Applicants.
Adjournment: Study Session was completed at 8:02 P.M. Public Hearing commenced.
