DR-89-066 - KUNDTZ, 21790 HEBER WAY The Planning Director summarized the architectural changes pro- posed by the applicant. The changes were a "squared" breakfast nook, window modifications and column additions to the front elevation. Ray Murdock, representing the applicants, described in detail the architectural modifications, and responded to the Planning Com- mission's questions. The Planning Commission felt that the changes were satisfactory and consistent with the initial approval. The Planning Commis- sion did not state any objection to the administrative approval of the minor changes proposed. 2. NEIGHBORHOOD CHARACTERISTIC STUDY The Associate Planner reviewed the neighborhood selection crite- ria and distributed the survey materials for review by the Plan- ning Commission. She also explained the address and location maps that were included in the survey packet. She gave general instructions to the Planning. Commission for completing the sur- vey. The Planning Commission then engaged in discussion of the find- ings anticipated in completing the survey. The Planning Commis- sion concluded that the survey packets were appropriate but that changes may be needed after the first surveys are completed. The final assignments for each neighborhood will include two Commis- sioners and one staff member.' Staff will distribute a completion schedule and a list of CommiSsions assigned to specific neighbor- hoods. 3. GARAGE HEIGHT The Planning Director reviewed recent trends that showed a pref- erence for detached garages that matched the architecture of the main residence. The Planning Commission discussed the possibili- ty of adding additional findings to relate to the issues of compatibility. It was stressed by the Planning Commission that the restrictive nature of the existing code needed to be main- tained. The Planning Commission was very concerned that a prolif- 1 Page 2 eration of detached garages will promote unauthorized second units. The Planning Commission suggested a policy statement would help the Planning Commission in reaching variance findings. ADJOURNMENT 8:30 p.m. Respectfully Submitted Stephen Emslie
