ITEMS OF DISCUSSION
1. DR-88-101 = GALLOt 20077 MENDELSOHN LANE
Staff presented the request for revisions to plans previously
approved by the Planning Commission to construct a new home on
Mendelsohn Lane. The applicant was present to answer questions.
The Commission had no concerns with the proposal and directed
staff to approve the modifications administratively.
2. SD-90-007 - PERRY/JONES, 13820 RAVENWOOD DRIVE
Staff presented an overview of the tentative map application and
the events that lead to the revised 2 and 3 lot configurations
before the Commission now. The applicant was present to discuss
the revised schemes. Neighbors were present to discuss the
proposals. Some of their concerns were as follows:
1. The trees were not being maintained per the City Arborist's
recommendations (though his recommendations were based on
approval of the tentative map).
2. The homes should not greatly exceed the square footage of
the existing homes in the neighborhood.
The applicant mentioned that as the site areas were in-
creased (i.e., 4 lots to either 3 or 2), the home sizes
would need to be increased proportionately.
3. The setbacks for the southern parcel on the 2-lot configura-
tion should be increased.
4. Landscape plans should be provided for at the time of home
construction approval.
The Commissioners discussed the location of driveway approaches
and whether or not these should be indicated on the plans or left
for further consideration at the design review stage.
The Planning Commission concluded by directing the applicant to
prepare a map for public hearing review with the following stipu-
lation.

- A condition shall be included giving special consideration
to driveway to driveway placement in relation to the significant
trees. These shall be indicated on the plans presented at the
public hearing.
- The home sizes should be limited to less than the maximum
permitted.
- The 3-lot configuration was generally considered to be the
most compatible with the existing neighborhood and the applicant
should proceed with this proposal to the public hearing.
