to construct a ne~~~ 398 sq. ft. , hvo-stork single family residence, 24 feet. 8 inches in height, on a vacant
1=1.330 sq. ft. parcel in the R-1-10.000 zoning district. A foundation from a destroyed home currently
exists on the site.
~~'algren presented the staff report.
The public hearing was opened at 7:42 p.m.
The applicant said he had ~~orked «ith Planning stafif on three revisions to the plans, stating that the house has
been set back from the street and that the area is under renovation.
The public hearing was closed at 7:45 p.m.
Patrick was not in favor of the second story and did not feel that this location is appropriate for a hvo story home.
Viartla~;e did not feel the floor area exception is appropriate.
Bernald ~~~ould approve the project. but stated this does not set a precedent.
Kaplan and Pierce felt the two story home is appropriate but could not support the etception to the square
footage reduction.

Park Miller, architect. discussed the project.
Kaplan asked if both fireplaces used gas onl~~; applicant replied that both had gas starters.

Patrick asked if the drivewa}• goes up to the property line: applicant responded yes, that this w•as done to allo~~
room for a car to turn around.
VValaren explained that with this contiaw-ation, the 26 feet is necessary.
Patrick was concerned about the amount of paying.
Kaplan was also concerned about the amount of paving and trees »4 and #6: she wondered if it would be possible
for the carace to be entered off i~•Iontalvo.
The applicant will comply with the arborisrs suggestions and conditions.

1~Iartlage had concerns about the paying and "guest parking=" «•hich she felt infringes on the entrv~~~ay~: she also
hates to see the «°isteria lost.
Bernald concurred with i\tartla_re.
Kaplan thought the garace should be moved so as to reduce paving.
Patrick concurred with the other Commissioners and felt the garace should open the other w'av.
Pierce thought the payin~_ and pervious paving arc tlnc given the size of the lot; he felt the design is rood and
should not be chanced. y

The applicant gave a presentation. Bernald asked questions regarding the circular driveway.
The public hearing ~~~as closed at 8:14 p.m.
Bernald had no problem with the design. but would like assurance that cars will not be parked outside.
Kaplan and Patrick felt the project ~sas appropriate.
Viartlace thought the entryway was nice.
Pierce liked the project.

construct a new single stork residence and ~,uest house totalin; 6.381 sq. ft. on an esistin~ 3.~ acre parcel
located in the R-1-}0.000 zoning, district.

Kaplan asked if the propert~• could be subdivided: ~Valgren responded that it could.
Pierce asked if the Commission could prohibit subdivision of the propert~~.

vlart~~ Oakley, applicant's architect, discussed impervious coverage on the propert~~ and that the proposed square
footage is less than the existin~T amount.
Kaplan asked the architect to discuss fireplaces (two wood-burning, one has only in master bedroom and all had
has starters). and trees on the property- (there are many trees and shiftiu~ the house would affect the other trees).
MartlaQe felt it would be a shame to lose the older architccn~ral elements and asked if these would be sold or
demolished: the applicant responded that the architectural features of the house would be salvaged.
Pierce asked about ~>radin,=.
Bernald felt the tree protective fencin~_ was OK.

Kaplan said the house was nice house but that she liked the old house; as long as the trees are protected. she
would be able to approve.
Patrick liked the old house. but had no major objections.

Kaplan wanted two ~_as-burning fireplaces.
Bernald concurred with Patrick and tilartla~=e, and felt the deli<_n was acceptable.

Bernald asked a question about the amount of additional co~~erage.

The applicant felt the design is good and nicely massed, and said they are sensitive to the privacy issues of the
nei~~hbors.
Kaplan asked whether the two fireplaces are gas only.
Bernald asked the windows and balcom~ on the back.
Nunenkamps expressed concerns about loss of privacy and impact on views. Thee felt a second store was
inappropriate and that asingle-store home ~~~ould be more harmonious with the nei_hborhood; if the home were a
single store, they preferred that the French doors and balcon~~ be removed, or possible add trees to screen.
The applicant stated they «ould be happy to move the w~indo~+s to east instead of to the back and'or provide a
landscape plan.
The public hearing was dosed at 9:10 p.m.
Patrick and l~tartlage would be able to approve the project with changes in the windows.
Bernald ~s-ill support the application.
Kaplan aS_reed and stated that, as a matter of policy. each t~~o-stor~ home is handled on a case by case basis.

The applicant felt their French Country stale home is respectful of the environment and said they ~;ant to ensure
that trees are protected.
Kaplan confirmed that all fireplaces are Ras and asked if the applicants plan to dig out a cement ~~~all on the
propem~ and cover it over.
The applicant responded that if the arhorist feels the «all should remain. they will go alon, ~yith that.
A neighbor gave his full support to the plan and liked what the~~ applicants are doin;: he thou,ht the cement on
the property is an old retaining wall. y

Bernald and Kaplan concurred.
Patrick liked the design and felt the neighborhood is doing well: the basement being= located close to the creek
might present a possible drains<Te problem, but it ~a~asn't significant.
Pierce liked the project. the nei~=ltborl~ood and the design.
