provided to the City Council by City staff in connection with this agenda are available at the

SUBJECT: Review Proposed Project to redevelop the Saratoga Village Center at 14440
Big Basin Way
RECOMMENDED ACTION:
1. The applicant will present a conceptual plan for the project.
2. The City Council and Planning Commission will have opportunities to ask questions.
3. Allow the Public to comment on the project.
4. Receive informal comments form the City Council and Planning Commission.
DISSCUSSION:
The applicant has not submitted plans to the city for review but has provided the following
information:
The project consists of demolishing all existing structures at the current center including the
existing Wells Fargo Building on the north, to but not including the Bank of America building on
the south side of the property.
The 1.4 acre site will be replaced with approximately 22,000 square feet of ground level retail
space along Big Basin frontage. The retail spaces will be bisected by two 10 to 15 foot wide
interior pedestrian walkways, running parallel to Big Basin. The project will also have two
courtyards. The larger of the two courtyards will include a public restroom and water feature.
The Retail area of the proposed project will have approximately 50 parking spaces in a ground
level parking garage directly behind the center and out of view from Big Basin. The project is
proposing 24 high -end town homes ranging from 1,800 to 2,400 square feet with a mezzanine or
second story. The residential units will be located over the proposed retail store fronts creating a
mixed use environment. The town homes will have approximately 50 underground parking
spaces.
Background
On September 6, 2006, the Burrell Trust, proposed a project comprising of 45 condominium
units with 13,500 square feet of retail space. A joint meeting with the City Council and Planning

Commission was held on the proposed project. Based on the feedback from that meeting the
applicant decided not to move forward with the proposal at that time. Since then a new
developer, David Rossi, has obtained an agreement from the property owner in order to propose
the current project.
FISCAL IMPACTS:
A new project could increase the economic vitality in the Village area.
FOLLOW UP ACTION:
As directed.

Notice of this meeting was properly posted and an ad was placed in the Saratoga News. Also,
certain neighbors have met with the developer and been advised of this meeting.
