MINUTES

I. ROUTINE ORGANIZATION
A. Roll Call
Committee Members: R. S. Shook,.R. S. Robinson, Jr:, and

B. Minutes
'The following corrections were made to the minutes of December
20, 19.79: Under SDR -1425, the first sentence of the,seventh
paragraph should read: "Mr. Robinson asked Staff'about the
measurement of the width and felt that the lot should conform
to the width as defined by-the' ordinance." In.the last_ paragraph,
the last sentence should read: "The church and neighbors were to
be advised of the time of the visit." It was moved and seconded
to approve the amended minutes and waive the reading. The motion
was carried unanimously.
II. SINGLE SITE APPROVAL PER ORDINANCE NO. 60.05
A. SDR -1445 - Peter Noonan, Pike Road, Tentative Building Site
Approval 1 Lot-
Mr. Noonan and his engineer, Mr. Markl, were'present for the
discussion. Staff explained that the applicant was requesting
building site approval for a lot towards.the end of Pike Road with
an average slope of 37 %. The major concern, since th-e City Geolo-
gist had conditionally approved the site for tentative approval,
is the proposed grading. The LDC reviewed the proposed map which
showed retaining walls to the front and rear of the house, with a
maximum height of 6 ft. They expressed concern about the.usabili-
ty of the garage, as well as the amount of grading required for its
construction.. They requested that the.appl cant return-with a
map showing,the calculations of the ,cut and fill and perhaps turn -
ing the garage to reduce the amount of grading. It was directed
that this item be.continued to.the January 17, 1980 meeting.
B. SDI: -1446 - Mr. and Mrs: Klein, Sobey Road, Tentative Building Site
Approval - 1 Lot
Mrs. Klein and Ralph Nafz.jar were present for the discussion.
Staff explained that this.bui.lding site approval was required since
the applicants we're planning to'expand"ther house over 50 %. A
use permit.(and a concurrent variance) had been granted previously
for the second story addition. The LDC reviewed the map, particu-
larly the height of the structure, the number of kitchens; the
proposed setbacks, and the lack of turnaround for the Central Fire
Department. The LDC then reviewed the conditions of the Staff
Report, and it,was moved and seconded to.grant building site'
approval for SDR -1446, subject to that report dated December 27,
19.79. The motion.was carried unanimously.
III. 'MISCELLANEOUS
A. 21485 Saratoga Hills, Mr. and Mrs. Scheuermann, Modification to
Site Development Plan
Mr. Scheuermann reviewed: the history of the modification to the

site approval, explaining the various locations that the pool had been
placed, and stating that he was no longer interested in the pool house.
The LDC reviewed the drawing submitted and indicated a willingness to
approve the site conceptually. Mr. Scheuermann expressed a desire for
additional decking and the possibility of an option of a hot tub on the
site. It was determined that Mr. Scheuermann could annotate the drawing
and bring it back for Committee approval. At that time Mr. Shook
expressed the desire for a 2:1 slope in between the pool and the retain-
ing walls, and then moved that the Committee grant approval to the
modification per Exhibit "C" dated January 3, 1980. The motion was
seconded and it was carried unanimously.
B. 23- 18 -59- Ronald Cone, Mt. Eden Road, Review of County Conditions of
78S Tentative Building Site Approval prior to Annexation to City
of Saratoga - 2 Lots
Staff explained that the applicant's engineer, Cliff Underwood, had
requested that the item be continued until the January 17, 1980 meeting.
It was directed that this item be continued as requested.
C. SDR -1438 - Angelina Arata, Maude Avenue, Tentative Building Site Approval
3 Lots, Referral from City Council to Review Conditions IV -A.
and VII -B.
Mr. Arata was present for the discussion. The LDC reviewed with Mr.
Arata what structures or portions of structures he desired to retain.
The LDC determined that the existing shed on Lot B, as long as it was
brought up to code, was within the proper setbacks. However, the older
residence and garage on Lots A and B, of which Mr. Arata wished to retain
a portion, would require the granting of a use permit. The LDC explained
to Mr. Arata that this use permit could be heard in conjunction with
the final approval for which a public hearing was required; therefore,
no action is necessary by the LDC.
V. COMMUNICATIONS
The LDC decided to make an on -site inspection for the LDS Church Building
Site Approval on Friday morning, January 11th, at 8:30 a.m. They requested
that Staff notify the applicant and the concerned neighbors.
VI. ADJOURNMENT
It was moved and seconded to adjourn the meeting. The motion was carried
unanimously.
