MINUTES

I. ROUTINE ORGANIZATION
A. Roll Call
Committee Members Present: R. S. Robinson, R. S. Shook and
Commissioner Laden
Staff Members Present: M. Flores, D. Trinidad and R. Harison
B. Minutes
It was moved and seconded to waive the reading of the minutes of
May 7, 1981 and approve as distributed. The motion was carried
unanimously.
II. MISCELLANEOUS
A. 14141 Palomino, Mr. and Mrs. Schumacher, Modification to Site
Development Plan for a Pool; continued from 5/7/81.
The committee visited the site at 9:30 a.m. and examined the pool
location. Mr. Schumacher was present._ Mr. Harison explained the
proposed grading for the pool. The committee then adjourned to the
Crisp Conference Room.
A motion was made and seconded to approve the modification. The
motion was carried unanimously.
III. COMMUNICATIONS
A. Mr. Veerman, 14178 Palomino, stated that he felt he had worked out
the geological problem that has prevented site modification approval
for his pool. Some details still have to be worked out between
the City and the applicant's engineer. It was noted that the City
Geologist had reviewed the situation but has not passed on the
final solution. Mr. Harison indicated that the major problem
associated with the pool is the design of the proposed retaining
wall and that revised plans are necessary prior to recommending
approval for the modification. There was further discussion on
the retaining wall, and it was indicated that any wall over 6 ft.
in height to be located in the rear yard would require a use permit.
The committee indicated it wished to review revised complete plans
and directed Staff to agendize this matter for the July 4, 1981
meeting.
B. Mr. Jim Fuqua, 14750 Sobey Road, requested reconsideration of the
street improvement condition of his recent Tentative Building Site
Approval. He indicated that he would rather enter into a Deferred
Improvement Agreement if the improvements are really necessary.
He indicated it did not seem logical to require improvements at
this time since this creates varying road widths on Sobey Road.
These varying road widths could create traffic hazards in his
opinion.
The committee explained to Mr. Fuqua that the improvement condition
is a standard condition for single building sites on Sobey Road.
It was indicated that other property owners on Sobey Road have

been required to put in the necessary improvements, and that it was
necessary to be certain that the improvements would be installed.
Therefore, the committee indicated that the condition would remain.
IV. ADJOURNMENT
It was moved and seconded to adjourn the meeting. The motion was
carried unanimously.
