MINUTES

I. ROUTINE ORGANIZATION
A. Roll Call

B. Minutes
It was moved and seconded to waive the reading of the minutes of
June 21, 1979 and approve as distributed. The motion was carried
unanimously.
II. BUILDING SITES /SUBDIVISIONS
A. SDR -1381 - Charles Johnston, Brookwood Lane, Tentative Building
Site Approval - 4 Lots; Continued from October 5, 1978
The applicants were not present for this item. However, it was
moved and seconded to approve their request for a ninety -day
extension, according to AB -884. The motion was carried unanimously.
B. SDR -1396 - George and Wanda Bottom, Bohlman Road, Tentative Build-
ing Site Approval - 1 Lot; Continued from March 1, 1979
The applicants were not present for this discussion, and Staff
reported that the site had not received approval from the Health
Department. It was moved and seconded to deny the application
subject to receipt of a letter of continuance. The motion was
carried unanimously.
C. SDR -1403 - Ralph Mares, Mt. Eden Road, Tentative Building Site
Approval - 4 Lots; Continued from June 21, 1979
Mr. and Mrs. Mares, Marius Nelsen, and Jim Prendergast were present
for discussion of this item. Staff presented this application,
explaining that the subject site was entirely within the County.
The Committee then discussed its relationship to the Council concern
of reinterpretation of the HCRD Ordinance and Pierce Road. The
Committee eventually determined that further information and
revision of the map was necessary prior to making a decision on
this map. The engineer was to look into the possibility of a 26 ft.
wide road (what this would involve in engineering across the swale),
the delineation of fault setback zones on the map, the potential
buildable area on Lot 4, and, finally, the appropriate area to be
placed in .scenic easement. It was moved and seconded to deny
SDR -1403, subject to receipt of a letter of continuance. The
motion was carried unanimously.
D. SDR -1408 - Brad Renn, Marion Avenue, Tentative Building Site
Approval - 2 Lots; Referred from City Council Meeting
of June 20. 1979
Mr. and Mrs. Renn were present for the discussion of this item.
They questioned the Land Development Committee relative.to the con-
ditions on improving Marion Road and the removal of the existing
fuel tanks. It was explained that Marion Road needed to be
improved to 18 ft. wide plus 1 foot shoulders, and that the amount
of improvements would depend on the condition of the existing road-
way. Additionally, the LDC explained to the applicant that the
fuel tanks were being conditioned to be removed since the parcel
had been brought in for conditioning under building site approval.
It was pointed out that if the subject parcel were left as is, the
situation would be nonconforming, and, therefore, legal. The
possibility for a two -story structure was also discussed. The
LDC determined that, since a two -story structure exists adjacent to

the lot, 1 two -story structure could be built on the two newly created
lots. It was moved and seconded to approve SDR -1408, per the Staff
Report dated June 29, 1979 and Exhibit "B" filed March 2, 1979. The
motion was carried unanimously.
E. SDR -142.2 - John Rankin, Glen Una, Tentative Building Site Approval -
4 Lots
Staff reported that the map submitted had been found to be incomplete,
and a letter of extension has been submitted by the applicant. It was
directed that-this item be continued to the appropriate meeting after
the plans are resubmitted.
III.MISCELLANEOUS
A. SDR -1200 - Michael Sobelman, 13810 Pierce Road, Modification of Site
Development Plan for a Pool Location
A representative from Sunset Pools was present for this discussion.
The LDC reviewed the map submitted and asked that it be revised to place
the pool within the setback area and to show the driveway location, as
well as the correct topography. Staff also notified the representative
that the fencing on the subject site did not conform to the HCRD require-
ments of a maximum of 4,000 sq. ft. of fencing on a site. It was directed
that this item be continued to the meeting of July 19, 1979.

It was moved and seconded to adjourn the meeting. The motion was carried
unanimously.
