With the correction that Angelina Arata was not present for the
discussion of SDR -1438, it was moved and sec'onded'to waive the
reading of the minutes of November 1, 1979 and approve as dis-
iributed. The .motion was carried unanimously.
IL. MISCELLANEOUS
:A.. SDR -1326 - Bonnie Hernandez, Ravenwood Drive,, Reque'st'for. a
One'-Year 'Extension - 2 Lots
The applicant was not present' . for ;thi§ d1scussion:. The. applicant's
letter indicated' that the one !- year 'extension 'was•.necessary to
rectify some..probl.ems; with the map;..- Mr. Robinson indicated that
he had spoken,with Mr:s..`Hernandea.'and was, informed that there were
some problems with the applicant's surveyor.: Mr. Robinson
indicated that he .:had. no- :problem ''with the• proposed extension. .
It was moved and s:.econded'that the one-year extension:be approved
for SDR -1326. The motion was carri -ed unanimously.

A.. 21050 Canyon View, Mr. 'and Mrs,. Colistra', Modification t-o 'Si.te
Development Plan for a Pool'
The applicant was not present for this discussion. Tt was
indicated that revised plans required by the,D:epartment of
Inspection Services had not yet been submitted. I`t>was directed
that.this item be continued indefinitely until plans could be
prepared for review.
B. 19015 Spring :Brook Lane, Mr. and Mrs. Morrow., Modification. to.
Site Development Plan
The applicant and his representative were present for -this dis.-
cussion.- The proposed relocation of'the dwelling to be- con. -.:
structed was. discussed and compared:to the orig- inal.Site Develop-
ment Plan approved -for the 1`ot. (Exhibit "B' =2" of 8D-1391).
Mr. Wimberly stated that his concern with the modification was
the gradiag proposed to p repare the building pad. He indicated
that cross sections had been provided by the applicants, illus.-
trating the *proposed grading. Mr. Wimberly explained that .the
grading plan proposed was not contour grading as required b. -the
City Codes and..recommended than 4:l slopes or flatter should be
created .rather than those proposed. It was indicated that retain
ing walls could be utilized to reduce grading. There was, then;
some, discussion - on the .possibility of reducing impervious, surf -ace
and the .existing -vege,tation- on site.
It was moved and seconded to approve the Site Development Plan

modification, per the corrections by the Department of Inspection
Services as shown on Exhibit ''C" dated December 12, 1979. These
corrections included.use of a retaining wall to minimize grading
and the creation of slopes no steeper than 4:1. The motion was
carried unanimously.
C. 21485 Saratoga Hills Road, Mr, and Mrs. Scheuermann, Modification
to Site Development Plan
The applicant was present for the discussion of this proposed
modification to the Site Development Plan, which includes the
construction of a swimming pool and bath house: It was explained
that the applicant was requesting approval of the pool location
only at this time. Discussion followed on what portion of the
lot should be considered the front yard and.'what portion should
be considered as the rear, since two private roads bordered the
site. The steepness of the lot's terrain and its limits on
potential development were discussed. It was indicated that if
the site area where the pool and bath house are proposed to be
located were considered the rear.yard, then the bath house would
require a use permit.
The applicant then explained the process and consultations he
went through to get to this point. The cross sections showing
the grading involved were then,reviewed by the Land Development
Committee. Mr. Shook suggested that, since the bath house seemed
to be an integral part of the proposed modification, and the bath
house would require a use permit., then the whole plan could be
reviewed by the Planning Commission. - It was explained that the
pool could be approved separately by -the LDC, since it was a
permitted,use. Mr. Shook indicated that he would like to visit
the site before making any decision due to the steepness of the
site's terrain. Mr. Robinson . concurred with that opinion. It
was determined by the LDC that the portion of the lot contiguous
with Saratoga Hills Road should be considered.the front property
line and that the swimming pool and bath house area were to be
considered as in the rear yard. It was directed that this item
be continued to the December 20, 1979 meeting, and an on -site
visit was scheduled for December 13, 1979.
D. 14466 Oak Place, Brian Sear, Proposed Conversion of a Combined
Garage and Shed to a Guest House
- After considerable discussion as to whether th-e site could
legally accommodate a guest house, it was decided that the matter
should be referred to the City Attorney for an interpretation.
IV. ADJOURNMENT
It was moved and seconded to adjourn the meeting. The motion was
carried unanimously.
