Project Background
March 8, 2017 –Planning Commission reviewed an application to construct a new 5,288 sq. ft., 26 feet tall
two story single-family residence. The Commission continued the project:
•Scale and compatibility with neighboring homes;
•Privacy Impacts on adjacent property owners;
•Building Height.
April 25, 2017 –Planning Commission Study Session to review revised design:
•One story design with a height of 21 feet;
•18 foot increase in the front setback (from 72’ to 90’).
June 14, 2017 –Planning Commission approved the application for a 21 foot tall residence with a total
floor area of 5,286 sq. ft. with the following additional conditions
•The attached accessory dwelling unit to be reduced in height by one foot;
•The bedroom and bath area of the accessory dwelling unit to be moved back at least 8 feet;
•Trees to be planted along the eastern and southern property lines –coordinate with City Arborist on
species selection.
June 27, 2017 –Appellant's filed an appeal of the Planning Commission approval of the project:
•Privacy issues;
•Possible solar energy impacts;
•Mass and scale;
•Removal of protected trees.
