Members will not risk parking on site. On-street is safer •3 added spaces close to ‘dog -leg’ junction •1 space (#4) narrows passageway for two-way traffic •2 ‘parallel’ parking spaces across from 13 slots April 17th, 2019 Appeal of Brookside CUP Decision 6 Two -Way Traffic Two-Way TrafficLOT A increases from 13 to 18 spaces LOT C tennis court parking density is unrealistic. Members will not take risk. On-street is safer •6 of the 24 spaces are compact size spaces •Entry/Backing up on LOT C and with LOT A close by –safe? •Will members use this LOT? Wait for valet to retrieve car? April 17th, 2019 Appeal of Brookside CUP Decision 7 LOT C has 24 spaces 24 spaces is unrealistic 80% utilization at best is more likely (therefore, 20 spaces) Future LOT B parking density is unrealistic. LOT B exit into 3 -way junction is unsafe. On-street is safer •23 standard spaces and 10 compact spaces vs 19 standard today •Cars cannot enter/exit LOT B at the same time? April 17th, 2019 Appeal of Brookside CUP Decision 8 Today Future LOT B increases from 19 to 33 spaces Traffic exits into center of 3 way junction –much less safe 33 spaces is unrealistic; ~70% utilization at best (22 spaces) Brookglen Drive Proposed changes will most likely result in ~55 on-site spaces SCOTT LOT A LOT B LOT C TOTAL 1996 CUP 43 13 19 75 2019 CUP -18 33 24 75 More Likely?-13*22*20*55* Appeal of Brookside CUP DecisionApril 17th, 2019 9 •Permanent parking is reduced from 75 spaces to 51 or 35* (more likely) •Variable parking (LOT C) in increased from 0 to 24 or 20*(more likely) It appears that 55 spaces in total is more realistic than the nominal 75 outlined in the 2019 CUP change *More Likely ---------------------Permanent ---------------------------Variable ---- Alternative solutions exist that improve safety inside and outside the Club April 17th, 2019 Appeal of Brookside CUP Decision 10 Two Way Traffic from Cox Ave is SAFER Key Design Principle Make Cox Ave usable to members Enable ‘straight shot’ into parking (LOT C and LOT D) Solve safety issues both on and off site Operating Hours Changes –are these changes reasonable? •History of CUP requests –deep distrust on Club intent •Adult Swim from 6:30am •Six (6) adults?
