Lohr - 14671 Sobey Oaks Ct. - A request for design review approval to construct a new two story single family home. Staff described the location and setting of the property and the applicant's proposed design. Several design issues were still of concern to staff. The main issues were the applicant's reluctance to provide a stepped pad (as required upon subdivision approval) and the excessive underfloor height. Staff also expressed concern that the bulk of the home was excessive due to the number of two story walls and the mansard- like rooflines. The applicant presented site plans of surrounding residences, both approved and proposed, to the Planning Commission. The applicant pointed out that the construction of these homes would partially block the view of the proposed residence from Chester Avenue and Sobey Road. The applicant contended that the intent of the subdivision condition requiring a stepped pad would be met because the home would be recessed into the hillside. The Planning Commission reviewed the proposed design of the home and and expressed no strong concerns with respect to mass or bulk. The meeting was adjourned at approximately 9:30 p.m. Respectfully Submitted, St //.' ~ph~n Emsl~e~ ~lanning Director 2 000194
