the subdivision shown on the map; that we are the only

Offer for dedication to public use all streets and portions of
streets not previously existing as shown on the map within"said
subdivision, and also dedicate to public use easements for any
and all public uses under, upon and over said streets and said
portions thereof.
We also hereby dedicate to public use easements for any and
all public service facilities including wires, conduit, gas,
sanitary sewers, storm drains, water, and heat mains, and all
appurtenances thereto under, upon or over Lot 7 (Common Lot)
which is hereby delineated and designated a public service
easement (P.S.E.) excepting therefrom those areas delineated
as "Exception to P.S.E." said easement to be kept open and
free of buildings and structures of any kind except public
service structures, lawful fences, unsupported roof overhangs
and irrigation lines. Said Lot 7 is not offered for use to the
general public but is intended for exclusive use of owners of
Lot(s) 1--6, their successors and assigns for recreation, utilities,
drainage, ingress, egress and emergency access. Contained within
the P.S.E. are private storm drainage and sanitary sewer facilities.
The maintenance, repair and /or replacement of private storm and
sanitary facilities, shall be the sole responsibility of the
owners of Lot(s) 1 -6, their successors and assigns.
