This historic residence is a combination of a Pioneer style frame house
with Greek Revival elements in the front porch and facade with wide
wood columns and caps. The horizontal wood siding is typical lapped
siding of the Pioneer Period. The gabled roof encloses the house,
which is level with grade at the rear and, following the hill, is about
four feet above grade facing the street. The windows are double hung
with small panes and the roofing is wood shake. The structure is
currently being restored.

SIGNIFICANCE

This was the vineyard home of Hannah McCarty (1834 - 1893). She built the
house 13 years after the death of her husband, Martin, in 1877. Hannah
McCarty was born in Wexford, Ireland and came to the United States in 1852.
A year later she married Martin McCarty, the founder of McCartysville, who
died in 1864. She became an enterprising business woman and owned many
properties in Saratoga. This home was built at the end of Aloha Avenue, in
a vineyard, and was one of the finest in the community at the time it was
built. Mrs. McCarty was held in high esteem by the community for charity
towards the less fortunate persons in the area. When she died on March 4,
1893 her funeral was held at her residence with many in attendance from
many areas of the State. She was buried at the Catholic Cemetery in Santa
Clara.

house 13 years after the death of her husband, Martin, in 1877. Hannah
McCarty was born in Wexford, Ireland and came to the United States in 1852.

died in 1864. She became an enterprising business woman and owned many
properties in Saratoga. This home was built at the end of Aloha Avenue, in

1893 her funeral was held at her residence with many in attendance from

The Saratoga Heritage Preservation Commission has recently
completed. a comprehensive Inventory of historic resources in our
community. We are pleased to notify you that your residence at
20600 Lomita Avenue meets the criteria for being included on this

The purpose of the Heritage Resource Inventory is to establish a
list of documented historic properties in Saratoga. The Heritage
Preservation Commission was assigned the responsibility for
preparing the Inventory by the City Council in 1982. Each
property on the list has been identified as reflecting and being a
part of the unique history of Saratoga. The Inventory has been
prepared in accordance with guidelines established by the State
Office of Historic Preservation, with data gathered from a
variety of sources, including historic documents and books,
interviews with local citizens, and existing county and state
inventories that contain information on Saratoga properties.
Being listed on the Inventory does not carry any form of special
requirements or restriction's affecting the use, improvement,
alteration or even the demolition of your property. As an
Inventory property, however, you will be able to make use of the
State Historic Building Code, an alternative set of building
regulations that are intended to facilitate the rehabilitation and
preservation of historic buildings. In addition, your property
may qualify for designation as ,a Saratoga Heritage Landmark, a
special category of outstanding and exemplary historic properties
that are identified in the community by a handsome bronze plaque.
We have enclosed the entire Inventory list and the individual
Inventory form for your property, which gives information about
the building, the property and its history. We would appreciate
your review of this form to let us know if there are any changes
or additions to the form you wish to include. We also anticipate
that there are additional historic resources in the community that

SIGNIFICANCE

This property was sold in 1869 from HannahMcCarty to Thomas Jones who,
in turn sold it to Isaac Thompson. Mr. .Thompson lost the property
through foreclosure to the San Jose Savings Bank; they sold it to
Antonio Fabretti in 1881. When Fabretti died in 1890, his wife Maria,
and three children inherited the property. The family was well known
in Saratoga for a number of years. Son (or grandson) Joseph became a
successful stock broker in San Jose and built a home in Saratoga on
Saratoga Avenue. The location of this structure strongly supports
conjecture that it was a watering stop for stock as they hauled the
lumber wagons up and down Big Basin Way. It is an excellent example of
a pioneer cottage, and adds to the historic ambiance of the Saratoga
Village.

The Heritage Preservation Commission has received an application for
Heritage Resource Designation for property at 20600 Lomita Avenue,
known as the Hannah McCarty Vineyard House. The attached application
materials provide documentation of the historic value of the
property.
Action by Heritage Commission
According to Section 13- 15.050 of the City Code, the Commission is
required to render its recommendation on the designation in the form
of a report to the City Council. The report shall set forth in
detail the reasons for the Commission's decision and the information
and documentation relied on in support thereof. In order for the
Commission to recommend to the City Council approval of a heritage
designation, the resource must satisfy one or more of the following
criteria:
(a) It exemplifies or reflects special elements of the cultural,
social, economic, political, aesthetic, engineering or architectural
history of the City, the County, the State or the nation; or
(b) It is identified with persons or events significant in local,
county, state or national history; or

a vineyard, and was one of the finest in the community at the time it was
built. Mrs. McCarty was held in high esteem by the community for charity
towards the less fortunate persons in the area. When she died on March 4,
1893 her funeral was held at her residence with many in attendance from
many areas of the State. She was buried at the Catholic Cemetery in Santa
Clara.

A. Briefly describe the present physical appearance of the site or
structure, including major vegetation features, outbuildings /walls/

This historic residence is a combination of a pioneer style
frame house with greek revival elements on the front porch
and four outbuildings.One of the outbuilding, built in
approximately 1915 has been ordered demolished by the planning
department due to improper setbacks. The other outbuilding
consisting of the summer kitchen (which no longer has the kitchen),
the outhouse which now has city sewers connected, and the garage.
Extensive renovation has been done to all the structures over
the past 75 years. The wood siding is typical of the pioneer period.
The gabled roof encloses the house, which is level with grade
at the rear and is about four feet above grade facing the street.
The windows are double hung and the roofing is wood shake. The
structures are all in their original locations and have all been
restored.

property:
This was the vineyard home of Hannah McCarthy (1834- 1893).
She built the house and its outbuildingsafter the death of her
husband, Martin in 1877. Employees lived and maintained the
property and the vineyards until as late as 1981. The
vineyards however were abandon in the early 1900's and the
farm was used for chicken farming through 1950. Hannah
McCarthy was born in Wexford, Ireland and came to the United States
in 1852. A year later she married Martin, the founder of
McCarthysville, who died in 1864. She became an enterprising
businesswoman and owned many properties in Saratoga. When she
died in 1893, her funeral was held at her residence and she was
buried at the Catholic Cemetary in Santa Clara. The home
has never left the possesion of of her children and their children.
The home which has been commonly known as the Pronger Home
is currently owned by Chris Pronger.

SUBJECT: Subdivision application for 20600 Lomita Avenue
The Planning Department has received an application for a
2 -lot subdivision at 20600 Lomita Avenue. The property
is the site of the Hannah McCarty House, one of..the oldest
historic structures in Saratoga. The application proposes
to create a new lot behind the house, with access off a
20 -ft. wide driveway easement along the northwest property
line. The application also involves a variance request
for the lots to be less than the required width; the lots
are proposed to be 105 feet and 107 feet wide, where 110
feet is the minimum required.
The only demolition associated with the application is the
small residential structure behind the main house. None
of the mature trees are to be removed.
This application will be heard by the Planning Commission at
its December 14 meeting. It is recommended that the Heri-
tage Commission discuss the application and formulate its
comments, which will be forwarded to the Planning Commission
for consideration. A large map of the subdivision proposal
will be available at the HPC meeting.

One of the oldest structures in Sara-
toga, the Hannah McCarty Vineyard
House built more than a century ago,
has been designated a Heritage Re-
source by the Saratoga City Council.
Hannah McCarty, an enterprising
businesswoman in Saratoga's early set-
tlement years, was the wife of Sara-
toga founder Martin McCarty, who
died in 1864. She built the house at
20600 Lomita Ave. in 1877 on a vine-
yard that she ran.
The Heritage Preservation Commis-
sion recommended the house for heri-
tage status because commissioners felt
it reflects the city's early settlement
period and agricultural past.
It is a combination Pioneer Style
frame house with Greek Revival ele-
ments in the front porch and facade,
which have wide wooden columns.
The wood siding is typical of the
pioneer period, commissioners said. A
gabled roof encloses the house.
Current owner Christopher Pronger
of Jackson, Wyo., recently restored the
house, which is known today as the
Pronger Home.

it a Heritage Resource. "It was
considered one of the finest homes
in Saratoga at the time it was
built."
Heritage Resource status means
prestige for the owner, who gets a
plaque to display on the historic
structure, and permits some lee-
way under current building codes
to preserve the home's original ar-
chitectural character if renova-
tions are planned, Young said.
Born in 1834 in Wexford, Ire-
land; Hannah McCarty came to the
'United States in 1852. She married
- Martin McCarty the following
gear.
"She was very active in real es-
tate and owned many properties in
the Saratoga area," Young said.
"She also was held in great esteem
for her charity work."
Saratoga was first called
McCartysville when Martin
McCarty established it in 1852.
Hannah McCarty died in 1893.
Employees who lived at the vine-
yard maintained the house until
1981.
Vineyard cultivation was discon-
tinued in the early 1900s. The land
was used as a chicken farm
through 1950.
People from throughout the
state attended her funeral, which
was held in the Vineyard House.
She was buried in the Catholic
Cemetery in Santa Clara.

There are no McCarttyy left in McCar-
tysville, as Saratoga was called in its
early years. However, hidden upon a
hill above town there is a house that
belonged to the widow of the town's
founder. It is an authentic country cot-
tage set amid an old - fashioned Hower
garden.
Pretty, dark - haired Hannah Barry
had come from Ireland to San Jose
when she was just 17. Within 10 months
she met and married Martin McCarty.
They moved into a little frame house
(no longer standing) on today's Big
Basin Way, near the toll gate her hus-
band had erected on the road to Camp-
bell's mill. Enmeshed in litigation over
his holdings, in May of 1853 McCarty
signed over all his property to his wife,
including all interest in the toll gate,
and established her as a "sole trader"
in a "boarding and eating house" sit-
uated at "McCarty/s Stand." (Hannah
later changed her name to "McCar-
thy.") Hannah declared she intended
to engage in the purchasing and selling
of livestock, real and personal property,
and general trading. She then named
Martin her "lawful attorney."
In 1869 it was Hannah who finally
settled their land dispute with the Ar-
guellos for $3,000. Martin McCarty,
only 39, had died in 1864 leaving his
young wife with three children and
enough money to carry on a success-
ful stock farm and orchard business.
She also acquired several real estate
holdings outside of Saratoga.
Hannah Barry was only 17 when she came from
Ireland to the Santa Clara Valley and married
Martin McCarty. Later when a widow, she
changed the spelling to McCarthy.
One of the parcels Hannah bought
was in Hollister. In the mid- 1870's she
took her family to live there tempo-
rarily. Her eldest son William, and
daughter Margaret, married into Hol-
lister families. After a few years Han-
nah decided to return to Saratoga;
Margaret and her husband took over
the Hollister property. In 1877 Hannah
brought her younger son Daniel back to
Saratoga and built the Lomita Avenue
cottage.
By 1877 Saratoga was booming. It
boasted a paper mill, a pasteboard mill,
several saloons, and one of the most
popular resorts in the West, Pacific
Congress Springs. McCarty/s former
toll road — rechristened the Saratoga
and Pescadero Tumpike —had been
improved and extended past the resort
and over the summit to Santa Cruz
Countv. A popular stage line traversed
its length and offered "unequaled
scenery and the most breathtaking
view in the state" to its passengers.
Mrs. McCarthy still owned a hun-
dred acres in Saratoga when she built
the cottage in the midst of her large
vineyard in 1877. Eight squared pillars
front the house which is a mixture
of styles popular in the 1870's. The
gabled roof lacks the jigsaw trim of the
earlier Gothic style; the off- center en-
trance suggests a picturesque villa.
According to Hannah's granddaugh-
ter, Fannie Wilson, who lived with
her off and on for several years, the
busy widow McCarthy used it mainly
as a summer house, while the original
McCarty house six blocks away on
Lumber Street (now Big Basin Way)
was her "town house" where she ran
the family business affairs. Margaret
Wilson and her family often stayed in
the house when they visited from Hol-
lister. In fact, the youngest child Robert
was born there in 1882.
Five years later Hannah McCarthy
retired and sold most of her property to
the Saratoga and Los Gatos Real Estate
Associates (known to townsfolk as
"The Syndicate "). Her younger son
Dan married Lizzie Marsh, a Saratoga
girl, the following year, and moved to
Hollister where Dan, in partnership

with his mother, became the proprietor
of the Hollister Transfer Company. In
Saratoga, Hannah and Dan were also
partners in a commercial enterprise just
down the street from the town house
where Hannah spent her last years.
When Hannah died in 1893, leaving a
sizeable estate, William had returned to
Saratoga to live with his wife Mary, son
Ed, and daughters Mary and Grace.
(Like his father, William died young,
just four years after Hannah). Dan was
divorced with no children; he and his
sister Margaret and her family re-
mained in Hollister. In the 1950's Mar-
tin McCarty's original house was torn
down. All that remains of Saratoga's i
founding family are two commercial
buildings on Big Basin Way and Han-
nah McCarthy s old summer house.
