ADJOURNMENT CITY OF SARATOGA FEBRUARY 13, 1974 STAFF REPORT A -391 - George W. Day Construction Co., Fruitvale Avenue - Final Design Review - Single - Family Residence (Lot 418, Tract #5327) The applicant proposes to construct the seventh single- family residence in the Planned Community Subdivision (Tract #5327) located on Fruitvale Avenue just south of Redwood School. The house, to be located on Lot 418, is a minor modification of the basic Site Development Plan approved under the applicant's Change of Zoning (C -160). Specifically, the house is shaped and oriented on the lot as originally approved with the exception of the east side yard setback which has been decreased by approximately five (5) feet to now read 27 feet instead of 32 feet. The adjacent lot, Lot #17, has a planned forty (40) foot west side yard setback which, when taken in conjunction with the new side yard setback of Lot #18, will be 67 feet between structures achieving the objectives of the Planned Community concept. After review of 'this matter, it is the Staff recommendation that Final Design Approval for the house on Lot 418 as shown on Exhibit 'T' be granted and subject to the following conditions: (a) Submit fencing and landscaping design, location and color of all exterior surface, roof and trim for Design Approval. Rowe Acting Planning Director PUBLISH FEBRUARY 20, 1974 CITY OF SARATOGA FEBRUARY 13, 1974 STAFF REPORT A -419 - T & F Development Company, Big Basin Way and Fourth Street - Final Design Review - Commercial Building The applicant, after receiving Preliminary Design Approval on December 10, 1973, now applies for Final Design Review of his commercial building on Big Basin. Way and Fourth Street. The proposed use of this development is in accord with the Community Commercial (C -C) Zoning District in which it is located. Considerable attention has been given to the design criteria applicable to this development. As an addition to the Village landscape, it is aesthetically approp- riate and complimentary, displaying a contemporary California Spanish architectural design with wood siding, red tile roof and centrally located patio, opening onto Big Basin Way. The Fourth Street side of the building will be reflective of the rear elevation in its use of materials. The purpose of this effort is to unify the exterior elevations of this structure while maintaining the architectural style. The parking situation remains as stated in the Preliminary Design Review report of December 10, 1973. Work on the parking assessment district continues, but as yet a completion date is not forthcoming. After review of this matter, it is the Staff recommendation that Final Design Approval be granted as shown on Exhibit "C" and subject to the following conditions: (a) All air conditioning units to be properly screened and sound proofed, taking into account roof -top views. (b) This property is required to.participate in the formation of a parking assessment district. (c) Parking lot design, landscaping and garbage bin location subject to Design Review Committee approval or parking assessment district approval prior to issuance of a building permit.
