ROUTINE ORGANIZATION A. Roll Call Committee Members Present: R. Shook and Commissioner Laden Staff Members Present: K. Kerdus, D. Trinidad, and D. Wimberly B. Minutes It was moved and seconded to waive the reading of the minutes of May 17, 1979 and approve as distributed. The motion was carried unanimously. II. SINGLE SITE APPROVAL PER ORDINANCE NO. 60.5 A. SDR -1417 - Albert Spears, Sobey and Old Wood Roads, Tentative Building Site Approval - 1 Lot The applicant was present for the discussion, which involved the history of the site and the trade -offs for improvements to Sobey Road. It was moved and seconded to approve SDR -1417, per the Staff Report dated May 30, 1979 and Exhibit "B" filed April 23, 1979. It was carried unanimously. III. BUILDING SITES /SUBDIVISIONS A. SDR -1386 - Michael Valley, Kittridge Road, Tentative Building Site Approval - 1 Lot It was moved and seconded to deny SDR -1386 subject to receipt of a letter of continuance to June 21, 1979. The motion was carried unanimously. B. SDR -1387 - James Rosenfeld, Big Basin, Tentative Building Site Approval - 1 Lot., Continued from February 15, 1979 The applicants and their architect, Mr. Warren Heid, were present for the discussion on this item. The Land Development Committee reviewed the.new plans and the staff conditions. They discussed the parking required and the location of the main through Masek's access; amended Condition V -C to read: "Provide 14 foot clearance over the road or driveway (vertical) to building site "; explained that drainage plans could be part of the working drawings; removed any references to a pathway; and reviewed the Parking District Condition - VIII -B. The LDC requested the applicant to recirculate the Parking Assessment District #3 petition by the next meeting. Additionally, the applicants requested clarification of the Water District conditions- -for the building and parking area - -as to whether the Water District would take the land in easement or fee title. It was directed that this item be continued to June 21, 1979. C. SDR -1393 - Jim Jean, Aspesi Drive, Tentative Building Site Approval - 2 Lots; Referral from City Council The applicant was not present for this discussion. The Land Develop ment reviewed the conditions of the Staff *Report, and it was moved and seconded to approve SDR -1393, per the Staff Report dated - 1 - Land Development Pa,_ 2 Committee Meeting - Minutes 6/7/79 SDR -1393 (cont.) June 4, 1979 and Exhibit "B -1" dated March 1, 1979. The motion was carried unanimously. D. SDR -1414 - Warren Jacobsen, Saratoga - Sunnyvale Road, Tentative Building Site Approval - 1 Lot Commercial; Continued from Mav 17. 1979. The applicant was present for discussion of this item. The Land Development Committee reviewed the plans submitted and explained to Mr. Jacobsen that they were not adequate regarding the cross - sections and location of the driveway. It was directed.that this item be continued to June 21, 1979, in order to receive the revised plans (to be submitted by June 14, 1979). The revised plans are to show existing and proposed grades, have a vertical scale on the cross - sections and composed of two shots (immediately opposite the fence and at the house). E. SDR -1403 - Ralph Mares, Mt. Eden Road, Tentative Building Site Approval - 4 Lots It was moved and seconded to deny SDR -1403 subject to receipt of a letter of continuance to the next meeting. The motion was carried unanimously. IV. MISCELLANEOUS A. 10S 76.2 - Swindell (Lauer), Bainter Avenue, Request for a Modifica- tion to Conditions for Tentative Building Site Applica- tion - 3 Lots The applicant, Mr. Lauer, and the tenant of the accessory building were present for the discussion. It was directed that this item be continued, in order to make an on -site visit to check the loca- tion of the accessory building which the applicant wished to remain.
