MINUTES

TYPE: Public Hearing for Two -Story Conversion Use Permit
I. ORGANIZATION

Avenue, Saratoga
II. PUBLIC HEARING
UP -310 - William R. Greene, 15285 Bellecourt Avenue, Request for the
Permit to Allow for the Conversion of an Existing Single -
Story Structure to a Two -Story Residence Located at 15285
Bellecourt Avenue (Ordinance NS -3.31)
Mr. Van Duyn called the meeting to order at 3:35 p.m. Note was made
that the applicants were aware of the public hearing, although not in
attendance. Additional note was made that one letter of correspondence
had been received relative to this item: letter dated June 23, 1976
from Frieda McKenzie, 15311 Bellecourt Avenue asking whether this
application would set a precedent as to future rearyard setbacks.
Mr. Burt explained that he was in the process of answering the question
in writing raised in Ms. McKenzie's letter. He pointed out that the
setback requirements for this zone were set by City ordinance, which
prohibited building within the setbacks. He added, however, that
variances had been granted by the Planning Commission in the past to
these setback requirements, but usually based on physical hardships.
Note was made that Mr. Greene had an exceptionally long rear yard,
and would not likely require a variance.
Ms. McKenzie stated that she had no objections to this two -story con-
version, pointing out that they had many trees in which to soften the
impact. Mr. Burt was directed to answer Ms. McKenzie's letter in writing.
As there was no other testimony given and as there was no other correspon-
dence received on this matter, Mr. Van Duyn granted use permit approval
to application UP -310 per the Staff Report dated June 28, 1976 and
Exhibit "A ".
III. ADJOURNMENT
Mr. Van Duyn adjourned the meeting at 3:55 b.m.
