ROUTINE ORGANIZATION A. Roll Call Committee members present: Staff members present B. Minutes It was moved and October 2, 1980 unanimously. II. PUBLIC HEARINGS R. S. Shook, R. S. Robinson, and Commissioner Laden K. Kerdus, D. Trinidad and D. Wimberly seconded to waive the reading of the minutes of and---,approve as distributed. The motion was carried A. SDR -1470 - Dick Gabler - Negatve.Declaration ,B. SDR -1470 - Dick Gabler, Piedmont and Park, Tentative Building Site Approval 2 lots; continued from 10/2/80 The Negative Declaration was considered simultaneously with this item. Present for.the discussion were Frank Lewis, Raisa Kocher, dick Gabler, Mrs. Shaw and Ed Stelling. Staff explained that `a Map had been submitted showing,that - the worst slope underneath the proposed house site was 31'%. Add t-i-onaltly,, the ,l %,,'flo`Od a'imit., as shown on the map, had been approved ::by the Santa C`'l,ara Valley: -Water District. The LDC expressed concern`about.the grading 'required for the site. Mr. Robinson stated that he had a problem with the -slope and visualizing a house being placed among the.,trees. The .pub,lic hearing was reopened at 10;:18 p,m. Frank Lewis explained that each lot was over 20,000 sq. '''I as required.by the Zoning District; the proposal conformed to the flood line as established by the Santa Clara Valley Water District; and that the house would fit well into the hill. Mrs. Shaw, an adjacent neighbor; stated that.she did not like the 15 ft. side setback-and that, in fact, the CC$Rs for the subdivision required a 25 ft, side setback. Dick .Gabler, the applicant;- explained that he had talked with his designer.and that they felt there would.be -no real problem with pulling the side setback back to 25 ft. The LDC discussed this proposal and requested that, if that w.as what was going to be built, a map showing the'new footprint be submitted -for their review. It was directed that these items be continued to the meeting on November 6, 1.980. C. SDR - 1475 - Helen Amato D. SDR - 1475:- Helen Amato, Approval - 4 The Negative Declaration item. Mr. Marvin Kirkeb explained that a new map Negative Declaration Saratoga Avenue, Tentative Building Site lots; continued from 10/2/80 was considered simultaneously with this y was present for the discussion. Staff had been submitted, revising the proposed - 1 - Land Development Committee Minutes 10/16/80 SDR -1475 (cont.) Page 2 driveway in order to save several chestnut trees and enlarge the smaller proposed lots. The LDC requested that landscaping be required where the driveway was being removed. The public hearing was reopened at 10:37 p.m. Since no one appeared, it was moved and seconded to close the public hearing. The motion was carried unanimously. The LDC then reviewed the grading and drainage proposed for the site. They requested that it be noted on the conditions that, for Parcel "C ", the proposed impervious surface was to drain to the street, with the back portion of the lot being kept natural. It was moved and seconded to approve the Negative Declaration for SDR -1475. The motion was carried unanimously. A motion was made to approve the Tentative Map for SDR -1475, per the Staff Report as amended. The motion was seconded and carried unanimously. III. MISCELLANEOUS A. SDR -1362 - Mr. and Mrs. John Glenn, 20867 Canyon View Drive, Request for a second one -year extension It was moved and seconded to approve the second one -year extension for SDR -1362. The motion was carried unanimously. IV. ADJOURNMENT KK: cd It was moved and seconded to adjourn the meeting.
