RESOLUTION ESTABLISHING PRELIMINARY
STANDARDS OF HILLSIDE DEVELOPMENT
WHEREAS, the new Subdivision Ordinance of this City,
Ordinance No. 60, was passed and adopted by this Council on
July 16, 1975, and under the terms of the same Section 13.9,
"Hillside Subdivisions" was adopted requiring the preparation
and approval of a site development plan where the average
grade of any single lot site or parcel exceeds 10%, and
WHEREAS, standards for such hillside subdivision
development have not yet been adopted by this Council and
a section. in said Ordinance No. 60 has been rese'.rved for the
ultimate development of said standards, and it is necessary
in the interim to establish minimum standards zfor such hill.-
side development under Section. 13.9 of said Subdivision
Ordinance, and it is the desire of this Council to adopt a
slope density curve during such interim period which is no
less restrictive 'than the previous slope density curve and
development requirements of former Ordinance NS-5,
NOW, THEREFORE, IT IS HEREBY RESOLVED AS FOLLOWS:
Section 1: Attached hereto marked Exhibit "A" an~
incorpora"~d h~re:in by reference is a set of development
standards. for hillside subdivisions. Such standards shall
be applicable to all hillside subdivisions as that term is
defined in Ordinance No. 60 of this City, unless the site
or the portion in question lies in a slope conservation or
other zoning district in the City which has more restrictive
regulations than as hereafter set forth, in which case such
more restrictive regulations shall take precedence.
The regulations attached hereto and incorporated
herein by reference shall be applicable until. such time as
Ordinance No. 60 is amended to include definitive and permane.~.t
standards for hills ide development.
Section 2: The within requirements are intended to
implement an"n'~pplement Section 13.9, and all subsections
thereof, of Ordinance No. 60 of the City of Saratoga relat].n~?~
to hillside subdivisions.
The above and foregoing resolution was du]..y and rei~ular]y

passed and adopted at a regular meeting of the City Council

STANDARDS OF HILLSIDE DEVELOPMENT
The development standards for hillside subdivisions are as follows:

The maximum number of dwelling units Dermitted in a subdivision
or minor land division shall be determined by dividing the gross land
area by the requi red minimum 1 and area per dwel 1 i ng uni t, rounding
down sto the next whole number.
No site shall be approved which bears an average slope of over
40%, or in excess of 4(3% slope at the area on which any structure is
to be built. Except in a Planned Community zone, no hillside lot may
be less than 40,000 square feet in area. Attached hereto as Table IV
is a slope density curve designed to graphically illustrate the appli-
cation of the hereinabove set. forth formula, giving the minimum land area
per dwelling unit for various percentage of average slope.
